ZOOD Real Estate has launched ÉLEVÉE, a mixed-use development in Al Nakheel, North Riyadh, valued at more than SAR 2.5 billion.
The project features eight residential, office, and hospitality towers, alongside retail spaces, landscaped gardens, and shared amenities, bringing homes, workplaces, and everyday services together in one destination.
Developed in strategic partnership with Jadwa Investment and designed by Spanish firm Elia, ÉLEVÉE is scheduled for handover by the end of 2029.
ZOOD marked the launch of ÉLEVÉE with a grand event at Qasr Hittin in Riyadh's Al Nakheel district, attended by business leaders and major personalities from the real estate sector.
During the event, the company introduced the project's main components and outlined its approach to developing communities that bring residential, commercial, office, and hospitality spaces together.
The launch reflects ZOOD's wider approach to real estate development, with an emphasis on how people experience their surroundings both inside and outside their homes. From thoughtful planning and shared amenities to the way spaces are arranged and connected, the focus is on making everyday life more comfortable and convenient.
ÉLEVÉE comprises eight main towers: three residential towers, three office towers, one hotel tower, and one serviced apartment tower.
The master plan also includes two standalone retail buildings, providing space for shops, cafés, restaurants, and other services that support everyday life within the development.
The residential towers will offer a range of homes, including one-, two-, and three-bedroom apartments, as well as duplexes and penthouses. These options are designed to accommodate different household sizes, living arrangements, and space requirements.
The office and hospitality towers add further uses to the development, bringing workplaces and accommodation alongside the residential community. This mix is intended to make daily services and destinations more accessible while maintaining privacy within the residential areas.
Green spaces are at the heart of ÉLEVÉE's design philosophy.
The development features approximately 25,000 sqm of green areas, including landscaped gardens, walking pathways, and shared outdoor areas, accounting for more than 40% of the community’s total area.

Located in Al Nakheel, North Riyadh, ÉLEVÉE is minutes away from major roads including the Northern Ring Road, King Fahd Road, and Takhassusi Road.
This prime location provides connections to several of Riyadh's key destinations, including King Abdullah Financial District (KAFD), Riyadh Park, and KAFD Metro Station. It also offers access to the road network leading to King Khalid International Airport.
Residents are also connected to surrounding business districts, services, educational facilities, and healthcare destinations across North Riyadh.
ZOOD considers these connections as part of the project's planning, as well as the location of the project’s entrances, the design of shared social spaces, and the distribution of amenities evenly throughout the development.
At ÉLEVÉE’s launch event, Eng. Yasser Al-Qazlan, CEO of ZOOD Real Estate, emphasized the importance of developing projects that bring Saudi identity and contemporary architecture together while fulfilling residents' needs and respecting their privacy.
He also highlighted that ÉLEVÉE reflects this approach by combining residential, office, hospitality, retail, and green spaces within one development, as well as acknowledged the contribution of Jadwa Investment, the project's strategic partner, and Elia, the Spanish design firm.
ZOOD's approach to development considers more than the design of individual buildings. Location, amenities, shared spaces, and the experience of residents after handover all play a role in how its communities are planned.
